Frequently Asked Questions

What will I need to get a hard money loan?

We do not require income verification (no need for W2, paystubs, etc). Here are the docs we look for:

+ Purchase and Sale (P+S) Contract

+ Construction budget

+ For 30 year loans, leases, if units are leased

+ Liquidity statement (bank statement, retirement, or another account showing sufficient funds to close and begin construction)

+ Proof of previous experience, if any

+ Various other docs such as LLC operating agreement and proof of insurance (which we can help with)

What credit score do you need for hard money?
For Fix and Flip, the minimum score is 580
For Rent, the minimum score is 600
For Ground Up, the minimum score is 680
For Multi-family, the minimum score is 625

 

If your score is below this, you may want to consider bringing on a co-borrower guarantor who has a higher score and/or more experience.

Can I get a pre-approval letter?

Yes, we can provide a proof of funds. In most cases, this can be turned around same day it is requested.

 

What are your rates?
Will you lend on primary residences?

No, State and Federal laws have strict disclosure requirements for consumer mortgage loans, as well as fees and interest rates. CMI does not lend on primary residences.

How soon can you close?

One of the greatest things about a hard money loan is the speed at which you can get one. Loans are typically processed within 21 days.
